A straightforward setup path.
- Download and unzip the files from your Etsy order.
- Read OPEN THIS FIRST for the file map and setup steps.
- Open the fictional Demo before entering your own property.
- Use the Blank workbook for your property. Keep an untouched copy.
- Follow the Beginner Guide and video walkthrough on YouTube (opens in a new tab) as needed.
Excel or Google Sheets?
The ZIP includes Blank and Demo Excel workbooks. OPEN THIS FIRST contains customer copy links for native Google Sheets Blank and Demo templates. Make a personal copy in your Google account before editing. Do not upload a downloaded Excel file merely to stand in for the native Sheets version.
When something looks wrong.
Compare your entry with the fictional Demo and read the relevant Beginner Guide step. Check that you are editing your own Blank or Sheets copy, not the shared template. Confirm whether an input expects dollars, a percent, a monthly value, or an annual value.
For a purchase, ZIP, download, or order issue, use “Help with order” in Etsy. For a usage bug, contact Prosperity with the workbook name and step; do not send sensitive financial inputs.
What the workbook cannot verify
The workbook models entries you supply. Check rents, taxes, insurance, repairs, financing, and property condition with appropriate sources. It does not predict returns or tell you whether a deal is suitable.
